Die Realisierung des Generalunternehmerleistung erfolgt zwischen Q2/2027 und Q3/2028. Die funktionale Leistungsbeschreibung zur Realisierung des Gebäudes basiert im Wesentlichen auf der Entwurfs- und Genehmigungsplanung. Gegenstand des Generalunternehmer-Auftrags sind alle weiteren Planungs,- Bau- und Anschlussleistungen bis zur vollständigen Abnahme, Inbetriebnahme und Dokumentation des Gebäudes sowie der dazugehörigen befestigten und unbefestigten Außenanlagen. Darüber hinaus ist auf dem Dach des Gebäudes eine Photovoltaikanlage zu errichten. Auf dem Grundstück herrscht weitestgehend Baufreiheit. In kleineren Teilbereichen sind Kampfmittelsondierungen erforderlich. Das Grundstück ist weitestgehend eben, von Baumbewuchs beräumt und über Betriebsstraßen der Cargo City Süd zugänglich.
