Trabrennbahnareal, ca. 34 ha, bis zu rd. 1.130 Wohneinheiten). Die Wärmeversorgung erfolgt zu 100 % klima-/CO2-neutral über ein Niedertemperatur Nahwärmenetz (Vorlauf ca. 45-50 °C, Rücklauf max. 30 °C) mit zentraler Wärmeerzeugung über Großwärmepumpen (ca. 4.000 kW). Als Wärmequellen dienen Erdwärmesonden, Seewassernutzung und Umgebungsluft; Photovoltaik/Solarthermie sind optional. Fernwärme aus Bestandsnetzen, Gas und biomassebasierte Energieträger sind ausgeschlossen. Der Leistungsumfang umfasst Planung, Bau, Finanzierung sowie den Betrieb und die Instandhaltung der gesamten Erzeugungs- und Verteilinfrastruktur einschließlich der Hausanschlüsse und Übergabestationen über die gesamte Vertragslaufzeit. Das Verfahren wird als Verhandlungsverfahren mit Teilnahmewettbewerb nach den §§ 97 ff., 149 ff. GWB und der KonzVgV durchgeführt.
