Planungsleistung für das HOAI Leistungsbild Objektplanung für Gebäude und Innenräume.
\- Mit Vertragsschluss beauftragt werden die Leistungsphasen 5-9 gemäß Vertragsunterlagen als Stufenabruf
\- Einarbeitung und Schnittstellenprüfung der Fremdplanung aus LPH 1-4 als besondere Leistungen.

Der Niederlassung Duisburg (jetzt Niederlassung Bundesbau) des Bau- und Liegenschaftsbetriebs NRW wurde mit Verfügung vom 13.04.2022 der Planungsauftrag nach RBBau zur Aufstellung einer Haushaltsunterlage (EW-Bau) zum Neubau eines Bürogebäudes erteilt.
Die EW-Bau wurde prüffähig und vollständig am 05.03.2025 durch den BLB NRW vorgelegt.
Die EW-Bau (LPH 1-4) wurde durch einen externen Objektplaner erstellt. Nach Genehmigung der EW-Bau wird der Ausführungsauftrag an den BLB NRW erteilt und die Ausführungsplanung begonnen.
Die beauftragten Leistungen sind gemäß der HOAI LPH 5 bis 9 auszuführen.

Allgemeine Beschreibung des Bauprojekts:
Auf der Liegenschaft in Kalkar soll auf dem Gelände der von-Seydlitz-Kaserne Kalkar ein Neubau eines Bürogebäudes entstehen, das den zusätzlichen Dienstpostenaufwuchs des Zentrums für Luftoperationen decken soll.
Zwei gegenüberliegende L-förmige Baukörper bilden die Gebäudekubatur. Der durch diese Gebäudestruktur entstehende Innenhof wird begrünt. Das Gebäude wird in Stahlbetonbauweise errichtet. Es hat drei Vollgeschosse und ist voll unterkellert.
Die Hauptnutzung des Gebäudes entspricht den üblichen Nutzungseinheiten eines Bürogebäudes. Es sind Büroflächen, Besprechungsräume, Schulungs- und Gruppenräume, sowie alle notwendigen Neben- und Technikräume, die für den Betrieb notwendig sind, geplant. Eine Besonderheit stellt der abhörgeschützte Besprechungsraum im Erdgeschoss dar, der als Raum-in-Raum System geplant ist.
Der Baustandard und das architektonische Erscheinungsbild wird sich in das vorhandene Liegenschaftskonzept der Kaserne einfügen. Der energetische EGB40-Standard für Neubauten des Bundes wird geplant. Es werden Photovoltaik-Elemente zur Stromerzeugung auf dem Dach vorgesehen.
