Das Inselbad besteht aus einem Hauptgebäude mit Keller-, Erd- und Obergeschoss sowie einer Beckenanlage mit 50 m Sportbecken, Wellenbecken, Sprungbecken und Kinderplanschbecken. Zwischen dem Wellenbecken und dem Sprungbecken befinden sich zwei Wasserrutschen aus Gfk. Im Kellergeschoss sind die Badewassertechnik und eine Fernwärmezentrale der Stadtwerke Landsberg untergebracht. Im Erdgeschoss befinden sich die Garderoben, die Umkleiden und die Nasszellen, im Obergeschoss die Freibadgastronomie. Die Erschließung des Kellergeschosses erfolgt über eine (schmale) Wendeltreppe vom Erdgeschoss aus sowie über eine Einbringöffnung am südöstlichen Eck des Gebäudes. Die Becken wurden in Stahlbeton errichtet und keramisch ausgekleidet. Sie verfügen über eine Längs- bzw. Querdurchströmung und eine Überlaufrinne. Grundsätzlich müssen alle im Projekt verbauten Werkstoffe für den Einsatz in einem öffentlichen Schwimmbad tauglich und zugelassen sein.
