Lot LOT-0001: Generalplanerleistungen REFO Kiez-Campus Moabit, Berlin
Der REFORMATIONS-Campus e.V. ist Träger der REFO, eines Begegnungsorts in Berlin-Moabit mit täglich rund 600 Besuchern. Zum REFO Kiez-Campus gehören die Reformationskirche mit Pfarr- und Gemeindehaus (denkmalgeschützte Gesamtanlage), die Wohnhäuser Beusselstraße und Wiclefstraße (mit Theater X) und die Kita Wiclefstraße. Vergeben werden Generalplanerleistungen zur Umsetzung der Machbarkeitsstudie „REFO Kiez-Campus Moabit“: • Aktivierung des bisher ungenutzten Kirchendachraums durch neue Ebenen oberhalb der Gewölbe, barrierefrei erschlossen, mit Erneuerung der Dacheindeckung des Kirchendachs (ca. 725 m²) • Erschließung über den Turmbereich (Aufzug, Ertüchtigung von zwei Treppenhäusern) (ca. 96 m²) • Umgestaltung der Westempore mit gläserner Raumabtrennung (ca. 187 m²) • Anbau im nördlichen Innenhof (ca. 45 m²) • Umbau des Communitysaals im Gemeindehaus zu einem multifunktionalen Saal (Kiez-Café) (ca. 206 m²) Die Flächen dienen der Orientierung. Gebaut wird im laufenden Betrieb des Campus. Der Auftrag umfasst Objektplanung Gebäude und Innenräume (LPH 1–9), Tragwerksplanung (LPH 1–6), Technische Ausrüstung (LPH 1–9), Bauphysik (LPH 1–7), Brandschutzplanung, Besondere Leistungen (u. a. Mitwirkung bei den Verfahren der Fördergeber, Bauplanungsunterlage nach den Vorgaben der Senatsverwaltung, planungs- und baubegleitende Ausschüsse, schalltechnische Untersuchung, Logistikkonzept), Gutachten und Untersuchungen (Bauaufmaß, restauratorische Untersuchungen, Schadstoffe, Geotechnik, SiGeKo, Holzschutz Dachtragwerk) und die Generalplanerfunktion. Nicht enthalten sind die bauaufsichtlich vorgeschriebenen Prüfungen. Beauftragung in drei Leistungsstufen: Leistungsstufe 1 (LPH 1–4) mit dem Zuschlag ganz oder teilweise, Leistungsstufe 2 (LPH 5–8) und Leistungsstufe 3 (LPH 9) optional; innerhalb der Leistungsstufen können einzelne Leistungsphasen abgerufen werden. Das Vorhaben soll zu mehr als 50 % aus öffentlichen Mitteln gefördert werden. Die Förderung aus dem EFRE-Förderprogramm „Europa im Quartier“ ist beantragt (Projekt EQ2024_24, Projektantrag vom 10.06.2026); der Fördergeber hat dem vorzeitigen Maßnahmebeginn mit Schreiben vom 12.08.2026 zugestimmt.
