Das Vorhaben betrifft das Grundstück L 4, 11-14, 68161 Mannheim. Vorgesehen sind der Umbau und die Sanierung eines denkmalgeschützten Wohngebäudes sowie die Erweiterung um zwei Neubauten durch das Studierendenwerk Mannheim AöR als Auftraggeber. Die vorhandenen Unterlagen dokumentieren in Bezug auf beide Neubauten jeweils als bisherigen Planungsstand ein Erdgeschoss und sechs Obergeschosse, eine Grundstücksgröße von 757 m², eine Bruttogrundfläche von 4.290,53 m², einen Bruttorauminhalt von 14.058 m³, acht Kfz-Stellplätze und 83 Fahrradstellplätze. Für einen früheren Planungsstand wurde von der Stadt Mannheim am 5. September 2024 eine Baugenehmigung erteilt. Weder diese Genehmigung noch die ihr zugrunde liegende Planung bestimmen die vom Auftragnehmer geschuldete neue Planung inhaltlich. Maßgeblich sind ausschließlich der geschuldete funktionale Erfolg, die Vergabeunterlagen, die Fördervorgaben und das auf Grundlage der neuen Planung zu schaffende Bau- und Denkmalschutzrecht.
