    Die gesamte Fassade des Bestandsgebäudes wird zurückgebaut und unter Berücksichtigung der energetischen Anforderungen, der Schallschutz- und Brandschutzanforderungen und der nutzerseitigen Sicherheitsanforderungen neu errichtet. Die gesamten Kaltdachebenen der Flachdächer werden zurückgebaut und unter Berücksichtigung der energetischen Anforderungen neu errichtet. Aus Bestandserkundungen und physikalisch-chemischen Untersuchungen geht hervor, dass im Zuge der Fassaden- und Dachsanierung als vorbereitend Maßnahme mit Bauteilen und Baustoffen aus kritischen Bauzeitaltern zu rechnen ist. Im Wesentlichen handelt es sich um in Teilen: - sehr gering asbesthaltige (Massengehalte: 0,001 bis < 0,01 %, konkret: 0,001 - 0,009 M.-%), 325 m2 - gering asbesthaltige (Massengehalte: 0,01 bis < 0,1 %, konkret: 0,017 - 0,036 M.-%), 60 m2 - asbesthaltige (Massengehalte: ab 0,1 %, konkret: 0,104 - 2,48 (5) M.-%), 35 m2 Laibungs- und Sturzputze/ Spachtelmassen sowie Stb-Bekleidungen aus Putzen/ Spachtelmassen und im Bereich von alten Heizungsnischen. Ebendiese mineralischen Bekleidungen sind auf Trägerplatten aus Heraklith vorhanden und schließen bündig mit den Kunststoffrahmen der Bestandsfenster ab. Ferner wurden alte KMF-Dämmungen (mit WHO-Fasern, d. h. Einstufung in die Kategorie 1B nach CLP-Verordnung = krebserzeugend) in verschiedenen Einbauarten ermittelt. Hierbei handelt es sich im Wesentlichen um Dämmauflagen im Luftraum/ auf dem Estrich im Kaltdach unterhalb der Bimssteindecke und um Rohrleitungsummantelungen. Teerhaltige Baustoffe und Bauteile wurden im Dachaufbau (Hauptgebäude: 900 m2, Ostflügel: 240 m2, Südflügel: 600 m2) als Teerbahnen (Abdichtungslage), Teerkork (Dämmebene) und Teeranstrichstoffe (Dampfsperranstrich) auf Bimssteindielen festgestellt. Asbestanteile konnten durch Analysen widerlegt werden. Auf teerhaltige Pappkaschierungen an Rohrleitungen wird verwiesen. Neben dem Ausbau der hier beschriebenen wesentlichen Bauteile und Baustoffe sind entsprechende organisatorische, technische und persönliche Schutzmaßnahmen, strukturelle und infrastrukturelle Maßnahmen sowie Entsorgungsmaßnahmen wesentliche Bestandteile der Ausschreibung.
