Innensanierung eines leerstehenden Verwaltungsgebäudes für die Belange des Finanzamtes Durlach. BGF 2.869,10 m², BRI 9.754,55m³ Das vorliegenden Raumprogramm des Nutzers mit einer NUF 2 von ca. 1.535 m² soll wirtschaftlich im Gebäude untergebracht werden. Entkernung und komplette Erneuerung des Innenausbaus. Erneuerung des außenliegenden Sonnenschutzes. Außenfassade und Tragstruktur des Gebäudes sollen nicht verändert werden, in der Vorentwurfsphase muss die Erdbebensicherheit nach Eurocode EC 8 überprüft werden. Ein Statiker wird beauftragt. Die zu vergebenden Planungsleistungen umfassen die Planung und Umsetzung der Innensanierung und die Koordination der für die Planung notwendigen weiteren Gewerke. Ein Schadstoffgutachten wurde erstellt, ein qualifiziertes LV für den Rückbau liegt vor. Ein Fachbauleiter für die Schadstoffsanierung wird vom Auftraggeber beauftragt. Die Koordination des Schadstoffrückbaus ist Teil der Aufgabe. Für das Projekt "Sanierung Ruschgraben 139" sind Bauwerkskosten (KG 300+400) von 7.800.000 € brutto als Obergrenze vorgesehen (Baupreisindex V/2025:190,4).
