  1. Lot LOT-0001: Neubau des Rathauses in Straelen - Schadstoffsanierungs- und Abbrucharbeiten

    Die Stadt Straelen plant den (Teil-)Rückbau und Neubau der Stadtverwaltung auf den Grundstücken an der Rathausstraße 1 und dem Soatspad 2 in Straelen. Hierzu sind die Entkernung und Sanierung inkl. Teilrückbau des Verwaltungstraktes sowie ein vollständiger oberirdischer und teilweise unterirdischer Rückbau der weiteren Bestandsbebauung auf den Grundstücken erforderlich. In dem Bauvorhaben werden Aspekte des Urban-Mining berücksichtigt. Im Zuge des Rückbaus sollen die Bestandsgebäude vollständig oberirdisch und teilweise unterirdisch zurückgebaut werden. Ausgenommen hiervon ist der Verwaltungstrakt, dieser wird lediglich entkernt, saniert und teilrückgebaut. Es erfolgt ein Rückbau des dritten Obergeschosses inkl. des vollständigen Dachaufbaus des Verwaltungstraktes, die weitere Bausubstanz des Verwaltungstraktes bleibt von den Arbeiten unberührt und ist vor Beschädigungen zu schützen. Der Bruttorauminhalt (BRI) der gesamten Gebäude beträgt inkl. des Untergeschosses etwa 9.100 m³. Im Rahmen des unterirdischen Abbruchs sind die Kelleraußenwände vollständig zurückzubauen, die Bodenplatten sind zu erhalten und zu durchlöchern. Die Bodenplatten der nicht unterkellerten Bereiche (Glaskasten, Polizei, Garagen und teilweise Hausmeister) werden vollständig zurückgebaut. Im Rahmen des Rückbaus sind die Klinkerfassade, die Fensterelemente und Teile der Oberflächenbefestigung schadensfrei auszubauen und zur Wiederverwendung / Abholung geschützt vor Ort zu lagern.
